What am I paying for?

High quality media requires good equipment, as well as experience and skills to go with it. I will edit your media myself to ensure quality and needed alterations and ongoing support. I know you are entrusting your clients to me and that I reflect on your business reputation. Good media also attracts higher clientele for you.

Is it possible to change my appointment?

I know that things happen and the market moves quickly. I can usually reschedule with as little as a day’s notice at no extra charge. If I have already driven to the location and I have to leave without capturing all necessary media, or if it requires a second visit, I may add an extra charge for that.

What can I expect?

Courtesy, reliability, quality. I will always protect your client’s identity, and I will always make an effort to protect you legally in terms of accurately reflecting a property, removing logos, or not using certain wording. I’m always happy to make alterations. I will also attempt to contact you during the shoot if I have questions about condition, coverage, etc.

What should I not expect?

Although I provide virtual staging, I am not a home-stager. I will not plug in or move items unless they are easy to move. I will generally not move any personal items. I will generally not stick my hand anywhere I cannot see for personal protection. I reserve the right to leave if I feel unsafe, whether due to illness or conditions, although this has only happened once.

How can I best prepare my homeowner for your arrival?

Removal of personally identifying items, such as photos or items with your name.

If possible, replace burnt-out lightbulbs. White bulbs photograph best, not warm or cool.

If painting, choose a neutral color.

Remove clutter as much as possible. This makes a home appear larger.

Clean windows, as I will open all window coverings since this is a feature or liability of the home.

Remove pet items, as some people will immediately disregard homes with pets.

Remove worn furniture. No furniture is a better impression than worn, as it makes a home look tired.

It is faster if the homeowner is not there the whole time, but I am ok with it if they are there too.

How long will you be at the property?

A photo-only shoot of an average size property (2000 sq ft) is about an hour. A virtual tour and reel adds about 2 hours. Larger homes will take longer. Farms also will take longer. Let me know your specific situation for a more precise estimate.
